Chamblee & Doraville
CID Formation, Management, & Advisory
The joint Chamblee and Doraville commercial area is not far from “Spaghetti Junction” in metro Atlanta. Flanked by state routes, rail lines, and the state’s second-busiest airport, the area is rich with transportation assets from its industrial past. The infrastructure that connects the submarket to the greater region must be transformed to better reflect the growing mix of new businesses, residents, and visitors.
Property owners tapped us to form a CID and advance capital improvement projects essential to their economic progress.
Faced with a tight deadline, we established an intensive yet streamlined path to form a community improvement district (CID) on behalf of commercial real estate owners and investors.
Through her thoughtful and strategic process, we developed data-driven tools for decision-making and targeted communication strategies. This garnered the necessary support and approvals.
The Chamblee Doraville CID was officially formed in 2019, with over 100 commercial property owners representing $400 million in assessed real estate value. We then transitioned the new CID into organizational development and built financial, programmatic, and political frameworks.
Within three years, the CID’s commercial property owners achieved an average ROI of 200:1 . Or, for every $1 contributed, member companies leverage another $200 in government funds to advance infrastructure improvements.
